Can you add another floor to a building?

There are many ways that additions can happen without expanding the footprint of the house: You can add another story onto a one-story (or even a two-story) home. You can expand an existing top floor by installing large dormers in a pitched roof to gain useful living space.

How are second floors built?

Builders often frame second story walls flat on the subfloor and then raise them into position. Once the walls are in place, another board, the tie plate, attaches to the top of the ceiling plates, tying all the walls together and providing the base on which to construct the roof.

How is a second floor supported?

With a second story, you have to build it with larger lumber to support the second floor. While first-floor supports are needed to account for the additional weight of a second floor, the walls are pretty much the same as those of a single-story home.

How far can you cantilever a second floor?

According to the new span tables and IRC provisions, cantilevers can extend up to one-fourth the backspan of the joist. This means that joists, such as southern pine 2x10s at 16 inches on-center, spanning 12 feet are allowed to cantilever up to an additional 3 feet (see illustration, below).

Is it cheaper to build a second story or an addition?

Here’s the bottom line: When building new construction, building up with a two-story home is cheaper than building out. When remodeling, building out with a one-story addition is cheaper than adding a second story to an existing dwelling.

Can a 2×4 wall be used for a second floor?

Although 2 x 4 walls are most common, 2 x 6 walls are sometimes used (for the insulation reason mentioned) and they would be better able to support a future second floor. Existing 2 x 4 walls do not preclude a second floor, but they must be looked at carefully (visually and by calculation) to assure that they will accept additional load.

Can a single floor building be built on an existing building?

A retrofit of an older building might allow a single floor to be added but that usually means the lightest possible construction or plenty of remedial structural work to the existing structure or even adding an independent support system within the existing one to support only that floor.
